  1. When do I need an architect?

    A licensed Florida architect approved by the Carillon Beach Design Review Board is required for all new construction within the community, where the exterior aesthetic of a property will be modified. This includes not only new construction, but modifications/renovations to existing structure and major hardscape projects.

    We encourage homeowners to select an architect from the list of Recommended Licensed Florida Architects, as these pre-approved parties are most familiar with the design and construction codes, as well as the review process of Carillon Beach and can help you efficiently navigate the process. Your architect will serve as the liaison to the Design Review Board not only through the design phase, but also through construction to ensure that the design is implemented as intended.

  2. Can I use my own builder?

    A Florida licensed builder or General Contractor, approved by the Carillon Beach Design Review Board, is required for all new construction, as well as any major renovation, addition or repair where a building permit shall be required or where the community requires additional supervision of the work to be performed.

    We encourage homeowners to select a builder from the list of Recommended Licensed Florida Contractors, as these pre-approved parties are most familiar with the design and construction codes, as well as the process required by Carillon Beach that is set in place to maintain unwavering quality.

  3. I want to repaint my house the same color. What do I need to do?

    Visit the Design Review page to download an Alteration/Renovation/Repair/Re-paint Application form. When you have completed the form, email to [email protected].

  4. I want to change the color my house is currently painted. What do I need to do?

    Visit the Design Review page to download a Application for Color Approval. When you have completed the form, email to [email protected].

    We maintain a library of colors for Benjamin Moore, Sherwin Williams, Behr and PPG, so any standard colors from those manufacturers do not require physical samples to be submitted. If you are using another brand other than those listed, color-matching or mixing custom colors, we will require physical samples for review. If you find it difficult to explain the placement of different colors using only the standard form, please feel free to attach an image of the house with notes specifying the different colors and email a PDF copy to [email protected].

  5. I want to add a swimming pool to my property. What do I need to do?

    See Carillon Beach Design Code. You will need to contact a licensed Florida architect to help design your pool, deck surround, and landscaping.

  6. I want to make changes to the interior of my house. What do I need to do?

    If the changes are structural, you will need to contact a licensed Florida architect. If they are minor and do not involve the exterior, you do not need Design Review Board approval. However, many interior jobs require a dumpster, portable toilet, and include multiple subcontractors, so you shall notify the Carillon Beach Association prior to starting any work.

  7. I want to change some of the plants in my landscaping. What do I need to do?

    You will need to contact a recommended landscape designer.

  8. I want to replace the gravel with pavers in my driveway. What do I need to do?

    You will need to contact a recommended landscape designer. For submittal to the Carillon Beach Design Review Board, your landscape designer will need to calculate the impervious area of your lot to make certain you do not exceed 60% of the lot area.

  9. I want to add a guest house to my property. What do I need to do?

    You will need to contact a licensed Florida architect to assist you with creating the plans for your guest house in accordance with the Carillon Beach Design Code.

  10. I want to add a main house to my property. What do I need to do?

    You will need to contact a licensed Florida architect to assist you with creating the plans for your main house in accordance with the Carillon Beach Design Code.

  11. I recently bought a vacant lot in Carillon Beach. How do I contact an approved architect?

  12. I want to re-landscape my property. How do I contact an approved landscape architect?

  13. I own a gulf front lot in Carillon Beach and need to know how to contact the Department of Environmental Protection with my questions. How do I do that?

  14. I own a vacant lot in Carillon Beach and need to know what I can build on the property. How do I figure footprint, square footage, height, etc.?

    If you own a lot in the M, S, W, or Z blocks, some of those lots have special enhanced size and height allowances which can be found in the Carillon Beach Design Code.

  15. Can I put a tower on a guest house?

    Certain lots in Carillon Beach allow for towers in guest houses. Those lots will be contained in the M, S, or W Blocks. Details can be found in the Carillon Beach Design Code.

  16. Are gutters required on houses and guest houses?

    Gutters are required on all new construction and renovations that include any change to the roof. Gutters are encouraged on all structures to help manage stormwater runoff. For more details, see the Carillon Beach Design Code.

  17. Why is a French (trench) drain required on my driveway?

    French Drains are required on every driveway at the property line to help control storm water run-off and erosion. See the Carillon Beach Design Code.

  18. How do I add an outdoor kitchen and other hardscape?

    You will need to contact the Town Planner at [email protected] to assess the scope of the project and be advised whether you need an architecta landscape designer, or both for your project.

  19. Can I cut down some trees on my property?

    With the exception of hand trimming weeds, vines, or underbrush, no vegetation shall be removed or destroyed on any lot prior to Design Review Board approval of the landscape plans and specifications. See the Carillon Beach Design Code.

  20. What are the fence requirements for a swimming pool?

    All fences for swimming pools must be approved by the Carillon Beach Design Review Board, meet the requirements of the Carillon Beach Design Code, and must comply with the regulations of all governmental agencies.

  21. Does the gravel area between the road and the sidewalk count as required parking?

    No, each residential lot must provide at least three on-site parking spaces or one per sleeping room, whichever is greater. See the Carillon Beach Design Code.

  22. Is artificial turf allowed?

    Yes, in limited amounts and under tight controls. See the Carillon Beach Design Code.

  23. What are the fees associated with projects in Carillon Beach?

    The Carillon Beach Design Review Board sets fees for various projects according to the scope and complexity of the project.
