A licensed Florida architect approved by the Carillon Beach Design Review Board is required for all new construction within the community, where the exterior aesthetic of a property will be modified. This includes not only new construction, but modifications/renovations to existing structure and major hardscape projects.
We encourage homeowners to select an architect from the list of Recommended Licensed Florida Architects, as these pre-approved parties are most familiar with the design and construction codes, as well as the review process of Carillon Beach and can help you efficiently navigate the process. Your architect will serve as the liaison to the Design Review Board not only through the design phase, but also through construction to ensure that the design is implemented as intended.

A Florida licensed builder or General Contractor, approved by the Carillon Beach Design Review Board, is required for all new construction, as well as any major renovation, addition or repair where a building permit shall be required or where the community requires additional supervision of the work to be performed.
We encourage homeowners to select a builder from the list of Recommended Licensed Florida Contractors, as these pre-approved parties are most familiar with the design and construction codes, as well as the process required by Carillon Beach that is set in place to maintain unwavering quality.

We maintain a library of colors for Benjamin Moore, Sherwin Williams, Behr and PPG, so any standard colors from those manufacturers do not require physical samples to be submitted. If you are using another brand other than those listed, color-matching or mixing custom colors, we will require physical samples for review. If you find it difficult to explain the placement of different colors using only the standard form, please feel free to attach an image of the house with notes specifying the different colors and email a PDF copy to [email protected].

If the changes are structural, you will need to contact a licensed Florida architect. If they are minor and do not involve the exterior, you do not need Design Review Board approval. However, many interior jobs require a dumpster, portable toilet, and include multiple subcontractors, so you shall notify the Carillon Beach Association prior to starting any work.
