At our recent Board meeting, we presented a compelling case for revitalizing the Village Green, a cherished common area owned by the Carillon Beach Institute (CBI), a 501(c)(3) nonprofit organization.
The Challenge with the Village Green
For years, our management team and landscape partners have struggled to maintain the grass at the Village Green due to heavy foot traffic, events, and shade from the tree growth impeding growth. Each year, we spend over $30,000 on sod repairs, seeding, fertilizing and excessive watering to keep the area in the best shape possible. These efforts unfortunately have not delivered the results we aim for. The CBI’s limited revenue, funded by modest homeowner dues and wedding rentals is a strain to fully meet the frequent and futile maintenance.
A Sustainable Solution: Artificial Turf
After careful consideration, the Board is committed to installing high-quality artificial turf on the Village Green. This durable, low-maintenance solution offers numerous benefits:
- Cost Savings: The $150,000 investment has a payback period of less than five years due to reduced maintenance costs.
- Year-Round Beauty: The selected turf comes with a 10-year warranty/guarantee, ensuring a lush, green appearance in all seasons.
- Environmental Benefits: Eliminating fertilizer use will protect Lake Carillon from chemical runoff and support our commitment to environmental sustainability. This is combined with greatly reducing our water use.
- Enhanced Community Space: A revitalized Village Green will elevate community events, restore the area to its original size and charm, and provide a beautiful area connecting the Carillon communities and the Downtown.
We have selected Dreamscapes, a reputable turf company, after evaluating multiple vendors and visiting their installation at the 30 Avenue promenade in Inlet Beach. We are confident in their quality and reliability. This company actually has landscaping roots back to the very early days of Carillon over 30 years ago.
Funding the Project
As a 501(c)(3) nonprofit, the Institute cannot rely on Carillon Beach Association funds due to IRS regulations, and our limited CBI revenue model makes this project a challenge financially. Additionally, the Board cannot levy a Special Assessment for a 501c3 and wants to protect the CBI reserves.
To make this vision a reality, we’re launching a capital campaign to raise $150,000 by December 31, 2025, with installation planned for January 2026.
